Hello from the field! You’ve probably heard that southeastern Wisconsin is enjoying the best market in a long time, and that’s definitely true! Sales are up, days on market are down, and some markets (Wauwatosa, Delafield, and others) have actually recovered beyond their best years before the Great Recession! However, many properties are still languishing unsold. If your property remains unsold, here are a few things to consider:
- Buyers are still fighting for the best homes. These are the gems with totally updated kitchens, beautiful bathrooms, sparkling floors… But what if you own one of the remaining 99% of the market? If you’re on the market and have few showings, consider having another real estate broker or an impartial friend tour your home and offer advice. Is there an unpleasant odor? Is the carpet or counter tops horribly dated? Look for relatively inexpensive things that will really boost your home’s potential.
- Review your advertising. Were the photos taken by a professional real estate photographer? How is your home’s description? Does it merely repeat what anybody can learn by glancing at a data sheet, or does it tout the benefits and lifestyle your home offers? Are all of your photos titled and do they each have a description? Remember, no acronyms! This is not the time to assume that everybody knows LR means living room and HWF means hardwood floors!
- Now is the time for a fresh market analysis. It’s time to take an honest look at your property and compare it to 3-5 actual sales within the last 6-12 months. What sold, and what does it look like inside? How long was it on the market? Did the seller offer concessions, like closing cost credits or an increased buyer agent commission? Try to stay within a quarter-mile of your property, but rural folks may need to branch out more than that to find suitable properties to compare to.
