Where are the Expensive Properties?

My recent post about the Goll Estate lead to a few questions about upscale properties.  How many are for sale?  Where are they located?  What types of properties are out there?  What amenities do they have?  Do you have any pictures of these homes?

Let’s take a look at the counties I serve the most; Waukesha, Milwaukee, Washington, and Walworth.  And let’s limit our interest to properties listed at or above $500,000.00.  We’ll look at some numbers and I’ll show you the top ten most expensive properties in each county!  Going in alphabetical order…

Milwaukee County

There are 132 single family homes listed at or above $500k of 3,438 total listed properties (3.8%).

Walworth County

There are 238 single family homes listed at or above $500k of 1,140 total listed properties (20.9%).

Waukesha County

There are 532 single family homes listed at or above $500k of 2,165 total listed properties (24.6%).

Thoughts?

It’s easy to see the dramatic differences in property values between counties.  While only 3.8% of Milwaukee County’s listings are at or above $500k, Waukesha County is just under 25% at or above $500k!  Walworth is close with just under 21% of listed properties being at or above $500k.  It’s fair to say that we can make some assumptions about relative income wealth levels between these counties based on property values alone.

Milwaukee County has the largest population of these counties but, by far, the absolute lowest percentage of homes priced above $500k.  Milwaukee’s north shore leads the pack with the most homes priced at or above $500k, though it’s interesting to note that the only Top 10 home with an offer is on the southwest side in Franklin!

While Waukesha County has the greatest number and percentage of expensive properties, Walworth County is the best when we consider “extreme” properties.  Anybody who doubts the economic impact of Illinois money in Wisconsin should compare Walworth County with Waukesha County.  Waukesha County is an economic powerhouse and has 25 properties priced north of $2mm and one above $5mm.  However, most residents of Waukesha County are Wisconsin residents.  Walworth County is popular with Illinois residents as a vacation getaway.  With a far lower population, it has 23 properties north of $2mm, four priced higher than $5mm, and two priced above $10mm!
